Before I ever structured a loan I spent 29 years in Las Vegas hotel hospitality, where a guest's worst day becomes your problem the moment they walk up to the desk. That is the standard I brought to mortgage lending: you should never have to chase me for an answer, and you should never be surprised at the closing table. It is also why I understand how a casino paystub reads, how tip and tip-compliance income are documented, and why a 90-day average tells underwriting a different story than a year-to-date figure.
Two cities, from the ground
I lived in Las Vegas for more than three decades and now live and lend in San Antonio. In Las Vegas that means Nellis and Creech families, hospitality professionals with variable income, and investors buying rentals in a no-income-tax state. In San Antonio it means Joint Base San Antonio PCS timelines, builder floors in the northwest growth corridor, first-time buyers using Texas assistance, and Spanish-speaking families who get told "no" by lenders that only know one kind of file.
The belt
I hold a 3rd-degree black belt in Brazilian Jiu-Jitsu. That belt took decades of showing up when it was inconvenient, and it is not the product. The product is a clearer, more strategic mortgage experience.
